1 to 3 out of every 100 people who comment on a real estate post are homeowners looking to sell (September 2026)

How many homeowners who need to sell leave their phone number for every 100 people commenting on a real estate agency's Instagram post. Method, sample, margin of error and limits. Data by Inmo Lever, Spain.

The finding: in September 2026, at two real estate agencies in Catalonia (Spain) using an AI assistant to answer Instagram comments, 1.1 and 2.7 out of every 100 people who commented were homeowners who needed to sell and left their phone number. In August, without the assistant, the figure was 0 at both.

What counts as a "seller with phone number"

  • Account A: the person says they need to sell their home in order to buy (CRM field) and their phone number is on file.
  • Account B: the person says they have a property to sell (detected by the AI or via the valuation button), and their phone number is on file.

The two definitions are not identical, so the figures show a range and should not be compared directly.

What sits behind the number

  1. Content matters more than the bot. In account A, a single reel brought 9 of the 16 homeowners who said they were selling that month.
  2. The selling question is almost always answered (83–88% of those who reach it). The bottleneck is the first question: 2 out of 3 people drop off there.
  3. Small sample, wide margin. Any exact figure promised without a margin of error is marketing.

Method

  • Source: GoHighLevel API, full history of both accounts, no sampling.
  • Person = unique contact who commented on at least one post in the period.
  • Margin of error: 95% confidence interval for a proportion.
  • Updated quarterly.

Limits

Two accounts, both in Catalonia, one month. Use it as an order of magnitude, not as a promise.
